We love hosting guests at River Bluff Farm Bed and Breakfast and want everyone to have a safe, wonderful time. Before your stay, please take a moment to review our policies.
All room rates are based on double occupancy and include a full breakfast. Whole house rates do not include breakfast. Rates are subject to change and do not include taxes.
Reservations, Deposits, and Cancellations
- Payment for first night is collected at time of reservation. A minimum 7-day cancellation notice is required for a refund of your payment (minus a $25 service charge). Cancellations must be made by phone.
- JMU Graduation: We up-charge and require a non-refundable deposit at time of reservation. Minimum stay may not be changed. If a cancellation request is provided LESS THAN 45 DAYS PRIOR TO YOUR ARRIVAL DATE, you are responsible for the full balance due. Cancellations must be made by phone. NO SHOWS will be charged the full balance due. There is no refund for an early departure regardless of the situation.
Check-in time is between 3 pm and 7 pm. Check-out time is by 11 am. If these times are not convenient, please contact us in advance.
We appreciate 24 hours advance notice to accommodate special dietary needs.
Breakfast is served at 9 am. This time can be adjusted to meet your schedule if you contact us in advance. If you are in a rush, simply ask for “Breakfast-to-Go.”
Children & Pets
Children older than 12 are welcome. When renting the entire home (all three bedrooms), children of any age are allowed.
Though we love furry four-legged friends, we regret that we cannot accommodate pets. Pet lodging is available nearby at Dominion Farm Pet Bed and Breakfast.
Smoking is restricted to designated areas outside. Please do not smoke in the home. We charge guests a $100 cleaning fee for smoking indoors.
We are sorry, but our property is not handicap accessible.
