We love hosting guests at River Bluff Farm Bed and Breakfast and want everyone to have a safe, wonderful time. Before your stay, please take a moment to review our policies.

Rates

All room rates are based on double occupancy and include a full breakfast. Whole house rates do not include breakfast. Rates are subject to change and do not include taxes. Gift certificates are available for any dollar amount and are redeemable upon making a reservation.

Availability & Rates

Reservations, Deposits, and Cancellations

  • Payment for first night is collected at time of reservation. A minimum 7-day cancellation notice is required for a refund of your payment (minus a $25 service charge). Cancellations must be made by phone.
  • JMU Graduation: Due to high demand, we increase our rates and require a non-refundable deposit at time of reservation. Minimum stay may not be changed. If a cancellation request is provided LESS THAN 45 DAYS PRIOR TO YOUR ARRIVAL DATE, you are responsible for the full balance due. Cancellations must be made by phone.  NO SHOWS will be charged the full balance due. There is no refund for an early departure regardless of the situation.

Check In/Out

Check-in time is between 3 pm and 7 pm. Check-out time is by 11 am. If these times are not convenient, please contact us in advance.

Breakfast

We appreciate 24 hours advance notice to accommodate special dietary needs.

Breakfast is served at 9 am. This time can be adjusted to meet your schedule if you contact us in advance. If you are in a rush, simply ask for “Breakfast-to-Go.” Breakfast is not included when renting the whole house or the cottage but may be arranged for an additional fee. On Wednesday’s we provide a self serve continental breakfast.

Housekeeping

For your comfort, we want your stat to be as undisturbed as possible, so we will only provide daily housekeeping upon your request.

Children & Pets

Children older than 12 are welcome. When renting the entire home (all three bedrooms), children of any age are allowed.

Pets are allowed at the Cottage and when renting the whole river house. See our dog policy below.

Dog Policy

  1. Guests pay a $35 non-refundable “Pet Fee” per dog per stay (This fee does not cover damage to the property or grounds resulting from the dog, including but not limited to: chewing, scratching, digging and unreported housetraining accidents).
  2. All dogs must be up-to-date on rabies vaccinations and all other vaccinations.
  3. Guests shall control dogs at all time while on property.
  4. Guest is responsible for cleaning up any/all pet refuse. Put bagged waste in trash can in shed.
  5. Dogs are absolutely not allowed on furniture. Any evidence of pets on furniture will incur an additional cleaning fee.
  6. Please keep dogs on first floor only.
  7. Do not leave your dog unattended.
  8. Guests shall prevent excessive barking.
  9. Guests shall ensure their dog is free of ticks and fleas.
  10. If dog is a swimmer, please dry off your dog before your dog enters the cabin. Red towels available in middle room.
  11. Guests shall assume financial responsibility for any damage caused by their dog during their stay.

Smoking

Smoking is restricted to designated areas outside. Please do not smoke in the home. We charge guests a $100 cleaning fee for smoking indoors.

Accessibility

We are sorry, but our property is not handicap accessible.
